Cedars Master Plan

The Cedars Master Plan reconnects a historically fragmented neighborhood by reorganizing circulation, land use, and open space around a new transit spine. The framework builds directly on the district’s long-standing mix of industrial, residential, and creative uses to support a more coherent and accessible urban environment.ProjectCedars Master Plan

Once a premier residential neighborhood home to stately Victorian houses and the city’s early Jewish community, the Cedars fell into decline after successive waves of infrastructural and industrial development severed it from surrounding districts. Over time, rail corridors serving heavy industry, the construction of I-30, and the placement of major civic buildings without pedestrian connections cumulatively isolated the Cedars and pushed investment and housing growth to other parts of the city. Despite these challenges, the Cedars retained an active mix of uses—warehouses, distribution plants, corporate back offices, and a thriving community of artists and craftspeople working out of live-work studios.

Cedars Master Plan

The Cedars Master Plan proposed a framework for repairing these long-standing physical and ecological divisions while building on and with the communities that have sustained the neighborhood through periods of disinvestment.

Organized around a new transit corridor, the plan sought to reconnect the neighborhood to downtown and adjacent districts while supporting civic, cultural, commercial, and residential uses integrated with stormwater corridors that absorb and filter rainwater, guiding both water and movement toward the Trinity River.
