Village of Endicott Downtown Connectivity Framework




With the decline and eventual sale of the 130-acre IBM campus, the Village of Endicott faced a pivotal moment to reestablish stronger connections between the downtown core and this historic employment center. The Downtown Connectivity Framework provides a coordinated public-realm strategy that improves circulation, strengthens gathering spaces, and enables targeted redevelopment within the existing urban fabric.

Endicott’s urban form reflects decades of auto-oriented corporate development, leaving behind wide streets, oversized parking lots, and a fragmented downtown core after IBM’s presence declined. As new businesses began to occupy the remaining campus buildings, the Village faced a pivotal opportunity to reestablish physical and social connections between employment centers and the historic main street.

As part of the Downtown Revitalization Initiative, MUD Workshop developed a connectivity strategy to support Endicott’s evolving economic base and restore the downtown’s public realm. The team conducted a study of physical conditions of the downtown and adjacent neighborhoods, identifying underutilized parcels, disconnected open spaces, and streets that could better serve pedestrian activity.

MUD Workshop also analyzed street typologies across the district and proposed targeted interventions, including sidewalk extensions, landscaping, and site furnishings, designed to support foot traffic between the downtown and the campus. The plan also introduced a cohesive visual identity for streetscape elements to unify fragmented blocks and make the district more inviting.
